Energy efficiency
Insulation, HVAC efficiency, LED lighting, and Energy Star appliances are the default specification for all renovations and build-to-rent deliveries.
Water conservation
Low-flow fixtures, smart irrigation, and drought-tolerant landscaping are specified in target Sun Belt markets where water stress is elevated.
Emissions tracking
Portfolio-level scope 1 and scope 2 emissions are measured annually. Reduction goals are set on a rolling three-year basis and reported to LPs.
Waste & renovation
Renovation debris is diverted from landfill where feasible. Cabinets, appliances, and fixtures are salvaged or donated where reuse is practical.
Climate resilience
Wind, flood, wildfire, and named-storm exposure is factored into acquisition underwriting and portfolio-level insurance placement.
Third-party alignment
Properfy's ESG program is designed to align with recognized private-real-estate frameworks. Framework alignment is disclosed annually to LPs.

Construction, renovation, property management, and resident services roles are hired in-market. Local employment is a durable community-level benefit and a durable operating advantage.
Community investment
Properfy participates in community programs in each of its primary markets, prioritizing programs that support education, workforce development, and housing stability.
