Where luxury meets certainty.

ESG & Governance

Better homes. Better communities. Better governance.

Environmental, social, and governance discipline is embedded in the Properfy operating model — not a marketing overlay. We measure it, we report it, and we hold ourselves accountable to it.

Environmental

Efficiency by design and by operation.

Every home in the Properfy portfolio is measured for energy, water, and emissions performance. Renovation and build-to-rent specifications prioritize efficiency upgrades that reduce operating cost for residents and reduce portfolio-level emissions.

Energy efficiency

Insulation, HVAC efficiency, LED lighting, and Energy Star appliances are the default specification for all renovations and build-to-rent deliveries.

Water conservation

Low-flow fixtures, smart irrigation, and drought-tolerant landscaping are specified in target Sun Belt markets where water stress is elevated.

Emissions tracking

Portfolio-level scope 1 and scope 2 emissions are measured annually. Reduction goals are set on a rolling three-year basis and reported to LPs.

Waste & renovation

Renovation debris is diverted from landfill where feasible. Cabinets, appliances, and fixtures are salvaged or donated where reuse is practical.

Climate resilience

Wind, flood, wildfire, and named-storm exposure is factored into acquisition underwriting and portfolio-level insurance placement.

Third-party alignment

Properfy's ESG program is designed to align with recognized private-real-estate frameworks. Framework alignment is disclosed annually to LPs.

Social

Homes that serve residents and communities.

Resident experience

Transparent lease terms, plain-English rent-adjustment mechanics, responsive maintenance, and a digital resident portal that treats residents like customers, not line items.

Fair housing

Every resident-facing team member completes fair-housing training annually. Applications are evaluated on defined, published criteria — never on protected characteristics. See Fair Housing.

Local hiring

Construction, renovation, property management, and resident services roles are hired in-market. Local employment is a durable community-level benefit and a durable operating advantage.

Community investment

Properfy participates in community programs in each of its primary markets, prioritizing programs that support education, workforce development, and housing stability.

Team development

Ongoing training in construction quality, fair housing, resident communication, and safety. Career pathing across the platform for high-performing team members.

Vendor diversity

Properfy tracks and reports on the diversity of its construction and renovation vendor base. Reviewed annually with the operating team.

Governance

The governance structure LPs should expect.
